Website and checker terms

These terms are between your business and Nichirin Tech Ltd. Chargewise is intended for UK commercial tenants acting in the course of business, not consumers or residential service-charge matters.

The checker provides a preliminary estimate from information you supply. Extraction can be incomplete and the rules cannot interpret every lease or factual circumstance. Results are not legal advice, a valuation, a guarantee of recovery or an approved case position. Do not rely on them to miss a contractual or statutory deadline.

Submitting details or creating an account does not appoint us. We act only after trained human review, acceptance of a case, your written authority and the applicable engagement terms. We do not conduct litigation or reserved legal activities. If legal advice is needed, you should instruct a solicitor.

The standard fee shown by the service is 25% of recovered value, calculated on the basis explained on the pricing page and in the engagement terms. No fee is due merely for running the checker. The signed engagement terms prevail if they state a different rate or basis.

You must provide accurate information, have authority to provide every document, review extracted figures, tell us about deadlines and existing disputes, preserve originals, and avoid uploading malware or unrelated personal data. You must not probe security controls, automate abusive requests, impersonate another person or use the service to create a misleading claim.

The Evidence Pack is a separate fixed-price digital report, generated automatically from the supplied statement, lease extraction and customer details. It includes provisional calculations and a draft letter for the customer to verify. It does not include professional human review, representation or a guarantee of recovery. The price and applicable VAT are shown before checkout. Payment does not appoint Chargewise to act.

If the pack isn't useful to you, email support@getchargewise.com within 14 days of buying it and we will refund the pack fee in full.

If you later appoint Chargewise on the same case, the pack's net fee is credited against the net success fee, up to the amount of that success fee. Unused credit is not refunded and the pack fee remains payable if no recovery is achieved. Contact support if the purchased report is missing, defective or materially differs from its description; this does not limit rights that cannot lawfully be excluded.

Chargewise is currently operating a limited Evidence Pack pilot for incorporated tenants of conventional commercial premises in England and Wales with annual service charges of roughly £15,000 to £100,000. To take part you complete an eligibility application on your case page and provide the complete lease, schedules, relevant variations and statement. During the pilot a named specialist reviews your application and the exact draft report before we accept payment. That review checks that the extracted terms and calculations are supported by the documents; it is not legal advice, a valuation or a guarantee of any outcome, and a case may be declined or held at our discretion. No payment is taken unless the review is approved and checkout has been opened for your case, and we may pause checkout at any time. New representation appointments are not accepted during the pilot; the success-fee credit described above applies if representation later becomes available. Pilot findings remain provisional, and you remain responsible for verifying the report against your own documents before relying on it.

Keep account credentials confidential and tell us promptly about suspected compromise. We may suspend access to protect customers, investigate abuse, perform maintenance or comply with law. We do not promise uninterrupted availability, but we operate monitoring, backups and recovery controls appropriate to the service.

You retain rights in material you provide and permit us to process it to deliver and secure the service. Chargewise retains rights in the software, methodology, templates and presentation. Case documents may be used for your own business matter but not resold as a competing service.

Nothing excludes liability that cannot lawfully be excluded, including fraud or death or personal injury caused by negligence. Subject to that, the checker is provided for preliminary information and we are not responsible for loss caused by inaccurate inputs, use outside its intended scope or failure to obtain professional advice. Any liability under an accepted engagement is governed by its signed terms.
