Cost-recovery has a reputation problem. Too many firms cold-call, over-promise, manufacture disputes and charge for wins that unravel. We think tenants deserve the opposite, so we wrote our principles into the product itself, not just this page.
We only claim what stands up
Quantified adjustments require supplied lease facts or a clear accounting discrepancy. Conditional RICS review points remain evidence queries until a person verifies them.
We round in the landlord's favour
Where a figure could go either way, we take the conservative side and floor every finding. A number you cannot defend is worse than no number at all.
A human reviews every case
The engine does the arithmetic, but a human reviewer must approve the case position and external action. Nothing is sent by an autonomous agent.

You see the indicated apportionment, explicit exclusions, evidence queries and pound impact of each quantified point. No hidden residual uplift.
When your charge is fair
We will tell you plainly.
When the automated screening finds no quantified adjustment, we say exactly that. It is not presented as a legal all-clear or used to manufacture a case.

Chargewise is designed for limited business-to-business commercial service-charge advisory work under a versioned electronic appointment. The authority excludes litigation, binding settlement, lease variation, receipt of client money and third-party cost commitments without separate approval. Legal or regulated work must be referred to an appropriately authorised professional.
